No. U.S. law allows any foreign individual to own an American entity and American property, with no visa, green card or citizenship required. Thousands of international investors buy this way every year. In the virtual consultation, we explain exactly how it works for your situation.

No. Every document is signed digitally on a secure platform, funds move only between accounts you own, and the deed is recorded in your entity's name without you leaving home. Many of our clients first visit their property after it is already rented and producing income.

Never. Capital always moves between accounts in your name or your entity's name, and at purchase it is wired directly to the closing agent. The only payment Domus ever receives is the consulting fee, invoiced separately. We never hold, touch or move investment funds.

The consulting fee is a flat amount per project, scaled to the size of the investment, never a percentage of it. It can be paid in up to 6 monthly installments with no interest and no added fees. We present the exact numbers in the initial conversation, before any commitment.

Most projects run from first conversation to closing in roughly 2 to 4 months, depending on how quickly the entity and bank account open and how the property search goes. Items with longer lead times, like your U.S. taxpayer ID (ITIN), start early so nothing holds up the schedule.

Every project is different, and we never promise returns. As market context: on the property profile we usually target, the achievable net rental range has been around 5 to 6% per year in dollars, before any potential appreciation. In your project, we model real active listings so you can see the numbers behind every assumption.

A licensed property-management team handles everything on the ground: tenant search and screening, contracts, rent collection and day-to-day maintenance. Rent lands in your entity's account with the fees already deducted, and we keep reviewing the investment against your goals.
